Dramatic ascensions, sweeping scenic drives, and a rustic association with the nearby watershed lands of Crystal Springs. Restful elevations with enclaves of typically 1950s-1970s constructions, often oriented with elevations that survey lush canyons, the Bay, and western Santa Cruz mountain ranges. The areas around Wedgewood provide particularly easy proximity to Highway 280, while the areas around Tartan Trail connect easily onto Crystal Springs Road and Highway 92.

Appeal for Residents and Homeseekers:

The Highlands/Lakeview area offers exceptional value per sq. ft., including some entry level opportunities in the low $2,000,000s range. Most of the housing inventory is "modern"  typically begininning at the 1960s-1970s thus providing amenities such as ample garages, open floorplans, large closet size, and other contemporary comforts not always found in older homes.


Potential Adverse Aspects to Residents and Homeseekers:

Due to the alpine topography, flat land for yards or pools is more difficult to come by in the Highlands/Lakeview area of Hillsborough. Since this is a relatively newer subdivision, it is has fewer high-end comps (over $4,000,000) than some of the more historic neighborhoods such as Lower North, Lower South, or Mid South. This reality therefore places a price ceiling on newer development and overall comps and appraisal. values. Twisty roads and steep hills make this area challenging to walk.
