Overview

Woodgate Hills encompasses Hillsborough’s far northwest border adjacent to Burlingame Hills. The woodsy ambiance along twisting lanes creates an “away from it all” feeling, yet Woodgate Hills offers one of Hillsborough’s easiest commute connections about 5 minutes on to Highway 280. The original subdivision and MLS name of “Hillsborough Hills” is rarely spoken and woefully non-descript.  I have thus coined the name Woodgate Hills, blending the cul-de-sac name of Woodgate Court with the “top of the hills”  identity. In January 2023, I represented the seller at 121 Bella Vista Drive, which closed at $14,975,000 representing the highest sale of all time for any Hillsborough property under 1 Acre.

The main artery of Summit Drive links from the Burlingame Hills up to the top of Skyline and Highway 280. Rustic beauty, privacy, and soaring views define the terrain. Many homes overlook vast green canyons and the waters of the Bay. Architecture is largely from the 1950s - 1960s, although newer constructions are sprinkled in on streets such as Bella Vista, Tiptoe Lane, Woodgate Court, and Scott Court. The price per sq. ft. in Woodgate Hills is more approachable for buyers than other areas of Hillsborough. With the closing of 121 Bella Vista for $14,975,000 in January 2023, there is strong precedent for an emerging luxury bracket in the neighborhood. The alpine feeling and incredible vistas of this neighborhood are not to be underestimated! 

Woodgate Hills is divided between West and North for elementary school assignments, depending on the street and block. The neighborhood is assigned to Crocker Middle and Burlingame High School.

Historic Notes

The Woodgate Court cul-de-sac was once home to a summer retreat of San Francisco’s illustrious Fleishhacker family. Built on a plateau in 1948, this Bay-view estate remained in the Fleishhacker family until 1999. Fleishhacker philanthropic causes included the Fleishhacker Foundation, the Fleishhacker Pool and Fleishhacker Zoo (now the San Francisco Zoo). The 3.4 acres ultimately became a 2007 new construction of 12,000+ feet at 15 Woodgate Court that sold for $9,250,000 in 2017. The Woodgate Hills area was also once part of the Easton Family’s Blackhawk Ranch holdings.
